Marietta Deck and Screened Porch Remodel for Entertaining

This English Country home in an idyllic woodland setting next to the Chattahoochee River in Marietta, GA, is finally fulfilling our clients’ wishes. The homeowners desired a large deck and screened porch that increased their home’s functionality for entertaining, and was constructed with such expertise they would never have to replace their deck again.

The Atlanta Design & Build team discovered the existing cedar deck was badly deteriorated and unsafe to use. The railings were loose and could easily be pushed over, and the wood was not holding up to the weather. As our team worked on the main curved section of the deck, we removed everything from the structural joists up, replacing the handrails and decking.

The new decking is a Fiberon composite. To curve the decking boards around the perimeter of the deck, our supplier heated them in a 9ft oven at their facility until they curved properly.  We removed the old cedar wrap from the steel posts and installed a new metal decorative post wrap to match the black railing system by Westbury. Building the curved stairway, repeats the curved design of the entire outdoor space.

The existing framing for a section of the deck was so inadequate the deck bounced up and down when the homeowners walked on it. Previous repair attempts to stabilize it had not worked.  Our ADB team removed that entire portion of the deck and in its place built a screened porch. See more photos of this beautiful project on Houzz.

Gorgeous Brazilian OHC Ipe hardwood covers the screened porch floors.  Tongue & groove wood was pickled to let the wood grain show through and installed on the ceiling. The existing exterior brick walls offer additional texture. The focal point of the space is an impressive wood-burning fireplace with real stone hearth and mantle. The stone was sawn in half to decrease its weight.

The ADB team also rebuilt four cedar arbors in the front of the house and on the garage, while keeping the original vines intact. The decorative and very attractive OZCO brackets are a fastening system that was used to tie the whole structure together.

 Our clients are very pleased with their new deck and screened porch. For the past several years they have not been able to use their deck because it was unsafe. ADB carefully built our clients’ new deck to building code standards. Now the homeowners are excited about the entertaining possibilities their new space affords.

Marietta Master Suite Addition with Beauty and Style

Our clients wished to stay in their home during their later years, since it was in a great location close to family members. However, the husband had developed some mobility issues that made accessing their upstairs master suite difficult for him. They requested Atlanta Design & Build create a master suite addition on the main floor that would offer the accessibility the husband needed, as well as the elegance the couple desired.

“We wanted a master bedroom on the main floor. We love our home and decided to ‘age in place’. The only way to do that was to add an addition that provided a suite specific for that purpose.” 

According to the National Association of the Remodeling Industry (NARI), Universal design is easily incorporated into remodeling projects; in the same way clients choose materials or products, they also customize their living space to fit their current and future needs. Universal design takes thoughtful planning and creative thinking to design spaces for access across entire life span. The master suite addition was thoughtfully planned so it could be entered from the dining room inside our clients’ home. From the driveway to the master suite entrance there are no steps or other obstacles. The walking distance from the home’s front door to the master suite is a manageable 15 ft. To ensure privacy and maintain separate identities for the dining room and the master suite, the entrance is disguised through the use of a frameless, trimless, flush door with a flush handle.

Chuck and Sherry Kersey contacted Atlanta Design & Build because they had several projects in mind to transform their home. The Kerseys dreamed of a master suite addition that would be their special get-away space. They desired a screened porch that would give the feeling of being in their backyard environment without the mosquitoes. And there was a need for more garage space to house several vehicles.

Creating a Luxurious Master Suite

Atlanta Design & Build worked with the Kerseys to create everything they longed for. Their personal retreat provides the feel of a master suite. It is secluded from the rest of the home, but also still connected. Located on the home’s main level makes the suite conveniently accessible from the core living areas of the home. The bedroom portion is airy and spacious, with a wonderful cathedral ceiling. It opens directly onto an outside deck so the clients can enjoy the outdoors from the privacy of their bedroom. The spa-like master bathroom includes a double sink vanity, a two-person whirlpool tub, a large shower with frameless glass doors and a built-in bench. The large walk-in closet is highly functional with its bright overhead lighting and generous storage space.

Chuck and Sherry love the open feel of the space. “All our needs were met and the space was designed to look as if it were an original part of the house,” Chuck said. “That’s not always easy to do on additions.”

A Full Sunroom Provides the Perfect Outdoor Living Space

After discussing in depth our clients’ needs and desires for their screened porch area, the decision was made to build a full sunroom. This splendid room far exceeds the initial intent for the space, and they are thrilled. Rather than just being an outside area, the sunroom has become an integral part of the expanded interior of their home. The sunroom melds the indoors with the outdoors. “Our sunroom gives us the feeling of being outside in the woods, while using the space virtually year ‘round,” Chuck stated. “We are so happy that Atlanta Design & Build showed us the value of a sunroom rather than just a porch and to make the space larger than we originally envisioned.”
